Darby Ranch Development
  Lots
   
 
  Every lot at Darby Ranch is supplied with utilities that include power, water and communications.  All lots have water rights that are among the best in the Teton valley area.  Each lot has a private irrigation riser and shut off valve.  All lots are planted with native grasses, scattered wheat and alfalfa.  Darby Ranch has abated all noxious weeds.
   
  Roads
   
 
  All roads at Darby Ranch have been paved with two inches of blacktop.  Roads have been properly graded with no unnecessary dips or bumps.  All road hard shoulders have blacktop that is 24’ wide.  The roads also have additional gravel 26’ wide and a pit run of 28’. 

Ditch lines have been graded to drain properly.  Rocks have masked all culverts.  All ditch lines have been graded to 3 degrees or less.  Rocks have been hand picked from ditch lines.  Darby Ranch has a substantial budget to clean-up debris on neighboring properties.
   
  Landscaping
   
 
  The exclusive Darby Ranch entry gate has solar entrance lights and a four-foot by six-foot metal entrance sign. 

Darby Ranch has planted over 190 trees.  There are a wide range of trees that include Cottonwood, Aspen, Spruce, and three types of Willow trees.  Tree sizes range from 4-foot Willow to 25 foot Aspen, most are in the 12 to 20 foot range.  Darby Ranch common area landscaping is watered by a maintained drip system using the agriculture water rights of the development.  The system has automatic filters with batteries to be changed annually.

   
  Pond
   
 
  The Darby Ranch pond will be stocked with trout.  Our pond will be topped off by either the well or agricultural water rights.  There is an auto fill switch to keep it topped off.  The bottom has been covered with gravel, not topsoil, which is better for the fish.  Darby Ranch has installed an aerator, to keep the fish alive throughout the cold winter.  The pond will have a water feature, with falls and riffles.
   
  Recreation Park
   
 
  Park area will have trees and a lawn.  Darby Ranch will add picnic tables and a barbeque pit for 2009.
